What This Calculator Does

This estimator organizes the title and escrow related costs of an investment closing into one place: owner's and lender's title insurance, escrow or settlement fees, recording fees, transfer taxes, and other charges. Because Viking does not publish state fee tables it cannot keep current, every fee is a field you fill with your own estimate, and the exact number comes from a quote.

What Each Input Means

  • State, property type, occupancy: the transaction profile. Fees vary by location and property type, and some costs apply differently to owner-occupants and investors.
  • Purchase price and loan amount: the deal size, which drives title insurance and some taxes and fees.
  • Cash or financed: a financed purchase adds a lender's title policy and lender-related costs.
  • Each fee field: your current estimate for that cost in that jurisdiction. If you do not have a reliable number, leave it at zero and request an exact quote.

How the Calculation Works

The estimator simply adds the fee fields you entered. It does not apply any state premium table, tax rate, or fee schedule, because those vary and Viking does not publish tables it cannot keep current.

What the Output Means

The total is your planning estimate for the title and escrow side of the closing. Use it in your offer analysis and cash-flow models. The real number comes from a quote for the specific property and transaction, which is why the calculator leads to the quote request.

Common Questions

  • Why do you not calculate title premiums automatically? State title premiums, escrow fees, transfer taxes, and recording fees vary by state, county, underwriter, and transaction type, and a stale table would be worse than none. Viking quotes the exact number per transaction.
  • What is usually the largest closing cost? On a financed purchase, the lender's title policy is often significant, and in some states transfer taxes are substantial. The answer depends entirely on the location and the deal.
  • Do closing costs differ for investors? Sometimes. Lender pricing, title rates, and certain fees can differ between owner-occupants and investors, and some loan programs are not available to investors at all.

Limitations

This estimator has no fee knowledge. It cannot tell you what a title policy costs in your state, and it does not model lender fees, appraisal, inspection, or prepaid items. Every number is yours, and the exact quote is the only reliable figure.
